🏠 Exterior — Ground-Level Inspection
Walk Around Your Home
- Inspect gutters for shingle granules (looks like coarse black sand)
- Check for missing, cracked, or curling shingles visible from the ground
- Look for sagging areas or uneven roof lines
- Inspect flashing around chimneys, vents, and skylights for rust or gaps
- Check fascia boards (the wood behind gutters) for water stains or rot
- Look for moss, algae, or dark streaks on roof surface
- Inspect siding for water stains that may indicate roof leaks
🏡 Attic / Interior Inspection
Go Up Into Your Attic
- Turn off lights and look for daylight coming through roof boards
- Check insulation for damp spots, mold, or water stains
- Inspect rafters and decking for dark stains or rot
- Look for sagging decking between rafters
- Verify attic ventilation — soffit and ridge vents should be clear
- Check bathroom/kitchen exhaust fans vent to outside (not into attic)
⚠️ Warning Signs — Call a Professional
If you see any of these, call us immediately:
- Missing shingles — especially after a storm
- Shingle granules in gutters or at downspout openings
- Water stains on interior ceilings or walls
- Daylight visible through roof boards in the attic
- Mold or mildew smell in the attic
- Shingles that are cracked, curled, or blistering
- Roof is more than 15 years old with no recent inspection
- Neighbors are getting new roofs after a recent storm
- Energy bills have increased unexpectedly (poor insulation/ventilation)
- Visible hail damage — dents on vents, gutters, or siding
📅 Maintenance Schedule
Spring (March–April)
- Clean gutters and downspouts
- Inspect for winter storm damage
- Trim overhanging tree branches
Summer (June–July)
- Check for heat-related shingle damage (blistering, curling)
- Inspect attic ventilation efficiency
Fall (October–November)
- Clean gutters before winter
- Inspect flashing and sealant around penetrations
- Check for loose or damaged shingles
After Any Major Storm
- Do a full walk-around inspection within 48 hours
