Chimney and Masonry Questions Tulsa Homeowners Ask at the Roof Line

A chimney is the hardest joint on any roof. Brick, mortar, and metal all move at different rates, and the roof around the chimney has to stay watertight through Oklahoma heat, hail, and freeze and thaw. This page answers the chimney and masonry questions we get across the Tulsa metro, from Broken Arrow to Sapulpa and Claremore. Proof Construction LLC repairs flashing and roof tie ins around masonry and refers structural brick work when it is needed. Free documented inspections. Call (918) 734-4444.

The short answer

Why does my chimney leak when it rains in Tulsa?

Most chimney leaks start at the flashing, not the brick. That is the metal that steps into the brick and laps over the shingles. When it pulls loose, or when the brick above it has cracked mortar, water runs down the chimney chase and shows up as a ceiling stain somewhere inside.

Answers

What is chimney flashing and how does it keep water out of my Tulsa roof?

It is the metal system where the roof meets the chimney. It has a base piece that laps over the shingles, a step or side piece that follows the roof slope up the brick, and counter flashing cut into a groove above that. All three have to work.

When one piece is missing or nailed instead of cut in, the whole joint depends on caulk. Caulk in Oklahoma sun lasts a few seasons at best. We take the joint apart, reset the metal, and seal the groove so water has nowhere to sit behind the brick.

Does my chimney need a cricket where it meets the roof in Oklahoma?

A cricket is a small peaked roof built on the uphill side of a wide chimney to push water around it instead of into it. Wide chimneys on Oklahoma roofs need one, because without it water and debris collect against the back of the chimney and work into the flashing.

A narrow chimney can shed water with flashing alone. The wider the chimney, the more water hits the back and the more a cricket earns its place. We build them from framing and metal to match the roof pitch, then flash both sides of the peak so nothing ponds.

My chimney is leaning away from the house. Is that a roof problem or a foundation problem?

A lean is usually a foundation or footing issue, not a roof issue, and it is worth taking seriously. A leaning chimney lets water into the roof joint because the flashing can no longer sit tight against the brick. Get it looked at before you spend money on flashing.

Oklahoma clay soils shrink and swell with wet and dry spells, and that movement shows up at heavy masonry first. If the gap between the chimney and the house is opening, or the brick is cracking in a stair step pattern, that is a structural question for an engineer rather than a roofing repair.

Do I need a chimney cap, and will it stop the leak in my Tulsa home?

A cap keeps rain, birds, and squirrels out of the flue, and it helps with water coming down the inside of the chimney. It will not stop a leak that is entering through the roof flashing or the brickwork. Those are separate problems with separate fixes.

If water is running down the flue and into the firebox, a cap is the likely answer. If the stain is on the ceiling beside the chimney, the cap will not help and the flashing is the suspect. We check both before recommending anything, and we say plainly which one you have.

What is tuckpointing and when does a Broken Arrow chimney need it?

Tuckpointing is grinding out old, crumbling mortar between bricks and packing in fresh mortar. A chimney needs it when the joints are recessed, sandy, or falling out, because once mortar goes, water gets into the brick and the freeze and thaw cycles push the face off.

We see this a lot on brick chimneys from the building booms in Broken Arrow and Owasso. Tuckpointing above the roof line is usually a masonry job, not a roofing job, and it should happen before new flashing is set so the metal has sound brick to hold.

Does a chimney leak mean I need a whole new roof in Tulsa?

Usually not. Roof work around a chimney is local, meaning shingles and flashing come up a few feet around the masonry and go back down after the repair. The rest of the roof stays in place unless the leak has rotted a wide area of decking.

A local repair keeps the cost in our repair band of $350 to $1,800. If the decking around the chimney is soft across a large area, or the chimney has no sound brick left to flash against, the work grows and we tell you before we start rather than after.

Why is there white powder on the brick of my Tulsa chimney?

That powder is efflorescence, a salt deposit left behind as moisture moves through the brick and evaporates. It is a symptom, not the problem. It usually points to water getting into the masonry somewhere, often at the crown, the flashing line, or a cracked joint.

Scrubbing it off does not fix anything. The useful question is where the water is entering. We look at the top of the chimney, the flashing joint at the roof, and the joints between bricks, then tell you whether the correction belongs to a roofer or a mason.

Does homeowners insurance cover chimney leaks in Oklahoma?

Sometimes. Damage from hail or wind to the flashing or the chimney top is usually part of a storm claim. A leak from worn mortar, a failed cap, or years of water entry is usually treated as maintenance and not covered. The adjuster decides on the cause, so documentation matters.

Photographs of fresh hail marks on the metal and any dented caps help. So does a report that separates storm damage from wear that was there before the storm. We document both, because a claim that mixes the two is how homeowners end up paid for neither.

What causes brick to flake and spall on an Oklahoma chimney?

Spalling is the face of the brick popping off, and it happens when water soaks into the brick and then freezes. Oklahoma swings above and below freezing in winter, so wet brick breaks itself apart. A cracked crown or a missing cap lets that water in.

Once a brick has spalled, it cannot be glued back to strength. The repair is cutting out the damaged brick and replacing it, then getting the water source under control. That means the crown, the cap, and the flashing joint all get checked at the same time.

Should I remove a chimney I never use in my Tulsa house?

Removing a chimney is a big structural change, and it is rarely the cheap answer. Below the roof, the chimney is part of the wall and the framing. Above the roof it can come down and the roof can be closed over, which is a smaller job if the masonry below is sound.

If the chimney is leaking and you do not burn wood, taking it down to the roofline and framing and shingling over the opening is a real option and it ends the leak permanently. We look at what the chimney is carrying below before we recommend it.

How much does chimney flashing repair cost in Tulsa?

Chimney flashing work falls inside our repair range of $350 to $1,800, and a chimney that needs the brick cut for new counter flashing sits near the top. The number depends on access, roof pitch, and how much shingle has to come up.

Two story roofs and steep pitches take longer and cost more than a single story ranch. If the decking around the chimney is rotten, that is extra. We walk the roof, photograph the joint, and quote the work in writing before anything is ordered or removed.

Why does my chimney leak in the winter when it freezes?

Freeze and thaw opens the joint. Water sits in a hairline crack in the mortar or behind the flashing, freezes, expands, and widens the crack a little more each cycle. By the time it leaks inside, the opening is large enough to see from the roof.

Ice can also build at the chimney base and back water up under the shingles. That is one reason ice and water shield belongs in the valleys and along the eaves on an Oklahoma roof. We check the base of the chimney and the eave line together in winter calls.

Can my roofer fix the chimney or do I need a mason?

Both, sometimes. The flashing, the roof tie in, and the decking around the chimney are roofing work. Brick replacement, tuckpointing, and rebuilding a crown are masonry. A good roofer tells you which part is which instead of taking on brick work they are not set up for.

We handle the roof side and coordinate the masonry when a chimney needs brick work before the flashing can be set. Doing it in the wrong order wastes money, because new flashing on crumbling brick will not hold. We tell you the order before the job starts.

What is the chimney crown and why does it crack in Oklahoma?

The crown is the concrete or mortar cap on top of the chimney that sheds water away from the brick below. It cracks from sun, freeze and thaw, and the small movements a chimney makes over the years. A cracked crown sends water straight down into the masonry.

You can often see a crown crack from the ground with binoculars, or from a ladder if it is safe to get up there. Repair means removing the loose material and casting a new crown with an overhang and a drip edge so water leaves the brick alone.

Why does my chimney leak only when it rains hard in Tulsa?

Hard rain is driven sideways by wind, and that finds the gaps a straight down rain never touches. The usual spots are the flashing at the roof joint, the chimney cap and the crown. A small gap that sheds a drizzle can let water in when the wind pushes it.

We check the counter flashing stepped into the brick, the base flashing on the roof, and the seal at the top of the counter flashing. On brick chimneys the mortar joint the flashing sits in is often the first thing to fail, since it cracks with freeze and thaw.

There is a brown stain on my ceiling next to the chimney. What is it?

That is water, and it is coming from above. A brown ring on the ceiling near a chimney usually means the flashing or the crown has been letting water in for a while. The stain shows up late, so the leak has been running longer than the mark has been there.

Do not paint over it. We trace the water back to the roof, check the attic side for damp decking and insulation, and fix the source. If the deck is soft, that section gets replaced. Stains this far along usually mean months of slow water, not days.

Why does water come down inside my chimney into the firebox?

Water inside the flue is usually coming from the top. A missing or rusted cap, a cracked crown, or open mortar joints above the roof line all let rain straight down the flue. It has nothing to do with the roof shingles and everything to do with the chimney itself.

We look at the crown, the cap, the flue tile and the brick above the roofline. A cap with a screen solves most of it. If water is coming in through the brick itself, the brick needs repointing. Doing the roof without fixing this leaves the problem in place.

Can I just put a bucket under it and wait?

You can, but the water is not staying in the bucket. It runs down the framing, into insulation and along the ceiling, and it keeps doing that every time it rains. What starts as a stain turns into rotted decking and soft drywall, which costs more than the flashing repair.

Flashing repair in the Tulsa area generally runs within our repair range of $350 to $1,800 depending on access and how much brick has to come out. A bucket does not stop the damage clock, it just hides it from you for a while.

Do I have to fix the flashing before I sell my Broken Arrow house?

You do not have to, but a buyer's inspector will find it. A chimney leak shows as a stain and as damp framing in the attic, and buyers ask for it to be fixed or for money off. Fixing it before the house goes on the market is usually the cheaper path.

We can document the repair with photos and a written description, which helps at the inspection stage. If the roof is near the end of its life, a buyer may ask about the whole roof anyway, so it is worth knowing what shape it is in before you list.

Can you put a new roof on and leave my chimney alone?

Yes, as long as the chimney itself is sound. The roof work includes new flashing at the chimney, which is the part that ties the two together. If the crown is cracked or the brick is spalling, the flashing will not hold for long, so we look at both before we start.

The flashing is the part a roofer owns. The brick, crown and cap belong to masonry work. We handle the flashing and the roof tie in and point out what the masonry needs. Doing both at once saves a second trip and a second round of tear off.

Is a metal chimney chase easier to seal than brick?

It can be. A metal chase has straight smooth sides, so the flashing can be formed tight against it and sealed with fewer joints. Brick is porous and it moves, and the flashing has to be stepped into mortar joints that crack over time.

Metal chases have their own weak spot at the top, where the cap meets the chase, and at the seams. We check both on an inspection. Brick chimneys need repointing more often in Oklahoma because of the freeze and thaw cycles we get here.

How long does mortar last on an Oklahoma chimney?

It depends on the mix and the weather it has seen. Oklahoma freezes and thaws a lot in winter, and every cycle works on the joints. Mortar that is soft, crumbling or falling out in flakes is past its life and needs to be cut out and replaced rather than smeared over.

Smearing mortar over a bad joint is a patch that fails within a season or two. Tuckpointing means grinding out the old joint to a proper depth and packing new mortar in. It is dusty work, but it is what actually holds the brick together.

Can a bad chimney rot the roof valley next to it?

Yes. Water that runs off a chimney has to go somewhere, and if the flashing or the cricket is wrong it dumps into the valley. A valley that stays wet rots the deck under it. That shows up as a soft spot, a stain, or shingles that lift and curl near the chimney.

We check the valley metal, the underlayment and the decking when we are up there. A chimney on a wide slope needs a cricket to push water around it. Without one, water sits against the back of the chimney and works its way in slowly.
