Roof Repair and Maintenance in Oklahoma: When to Fix, When to Replace

How to get the most years out of an Oklahoma roof, what the common failure points are, and how to tell a repair from a replacement. Proof Construction repairs and maintains roofs across Tulsa, Broken Arrow, Bixby, Jenks and Owasso.

The short answer

How often should a roof be inspected in Oklahoma?

Once a year, and after every significant hail or wind event. Oklahoma's storm frequency means a roof can go from sound to compromised in one spring, and an annual inspection catches small failures before they become interior damage.

Answers

How long does a roof last in Oklahoma?

Architectural asphalt shingles typically last 20 to 30 years here, three-tab 15 to 20, and standing seam metal 40 to 50. South and west facing slopes age fastest because of UV exposure.

Ventilation has a large effect: a hot, poorly vented attic bakes the shingles from underneath and can take years off the roof. Attic ventilation and insulation are part of roof life, not a separate topic.

What are the signs that I need a new roof?

Curled or cupped shingles, granules collecting in gutters, bare spots where the mat shows, sagging roof lines, daylight in the attic, and repeated leaks in different places. Any two of those together usually means replacement rather than repair.

Age alone is not a reason. A 20-year-old roof that is flat, tight and granule-rich can last years more. We inspect and tell you what the roof is actually doing, not how old it is.

Can a roof be repaired instead of replaced?

Yes, when the damage is localised: a flashing failure, a wind-lifted section, a single valley, or damage around a chimney or skylight. A repair is the right answer when the surrounding shingles have life left in them.

A repair is the wrong answer when the shingles are at the end of their life, because you will be paying for the same roof twice within a couple of years. We tell you which one you are looking at.

What causes granules to collect in my gutters?

Granule loss is normal ageing, but heavy loss means the shingle mat is being exposed to UV and will fail. Hail also strips granules at the impact point, which is why granule loss after a storm should be inspected rather than assumed to be age.

A handful of granules after a new roof is normal. A gutter full of grit on a twelve-year-old roof after a hailstorm is evidence of impact damage and worth documenting.

Why do my shingles look curled or cupped?

Curling usually comes from poor attic ventilation, trapped moisture, or the shingle reaching the end of its life. Cupping, where the edges lift and the middle sinks, is often a ventilation or moisture problem rather than simple age.

Curled shingles catch wind and tear away, so a curled roof is both an appearance problem and a wind risk. If the curling is widespread, replacement is the economic answer.

How do I stop moss and algae on my roof?

Algae streaks are cosmetic and common in humid areas; copper or zinc strips and algae-resistant shingles help. Moss holds moisture against the shingles and should be removed gently, never power-washed, which strips granules.

Never let anyone pressure-wash an asphalt roof. The granules are the shingle's UV protection and once they are gone the mat degrades quickly. Soft washing or gentle brushing is the correct method.

What are the most common roof leak points?

Chimney flashing, skylight curbs, pipe boots, valleys, and the transition where a roof meets a wall. Most leaks are at a penetration or a flashing detail, not in the middle of a shingle field.

That is why a leak hunt starts at the penetrations uphill from the stain. Replacing shingles in the middle of the roof rarely fixes a leak that starts at a chimney.

How often should gutters be cleaned in Oklahoma?

At least twice a year, and after every heavy storm season. Oklahoma's spring storms fill gutters with grit and shingle debris, and a blocked gutter backs water under the bottom shingle course and into the fascia.

Clogged gutters are one of the most common causes of roof-edge rot, and the damage is invisible until the fascia softens. Gutter guards reduce the frequency but do not eliminate cleaning.

Does attic ventilation matter for my roof?

Yes, significantly. A hot, humid attic cooks the shingles from below, drives up cooling costs, and in winter causes condensation that rots decking. Ridge vents and soffit vents working together are the standard fix.

Ventilation is a system: intake at the soffit, exhaust at the ridge, and balanced. Adding a ridge vent without adequate soffit intake does very little, which is why we check both.

Should I add attic insulation when I replace my roof?

It is often the highest-return upgrade available at the same time, because the attic is already accessible during the job. Published Oklahoma analysis puts the payback from attic insulation and air sealing at a few years through cooling and heating savings.

Insulation without air sealing is half a job: air leaks move more heat than the insulation stops. Do both, and keep the soffit vents clear so the roof ventilation still works.

How much does roof maintenance cost in Tulsa?

An annual inspection is free with Proof Construction, and small maintenance items such as resealing flashing or replacing a few shingles typically run a few hundred dollars. Compare that with the cost of a rotten deck and interior water damage.

Maintenance is the cheapest roof work there is. A free inspection once a year, a reseal at the flashing, and clear gutters will extend the life of most Oklahoma roofs by years.

My roof is not that old and it is already leaking. What would cause that?

Age is only one cause. Most leaks on a newer roof come from a failed pipe boot, a bad flashing detail at a wall or a chimney, a nail pop, or wind driven rain at an angle the roof was never asked to handle. The shingles are often fine while a small part of the assembly has failed.

We look at the penetrations first, because that is where most leaks start. A cracked rubber boot costs little to replace. A wall that was never flashed correctly can leak for years without showing anything inside. If the roof is newer, the leak is usually a detail problem, not a worn out roof.

Should I fix a small leak now or wait and see if it gets worse?

Fix it now. A small leak does not stay small, because water travels along the decking and shows up somewhere else. A repair on a Tulsa area roof usually runs between 350 and 1,800 dollars depending on what is involved. Waiting turns a repair into decking replacement and interior work.

The damage you cannot see is the expensive part. Wet decking rots, insulation stays damp, and ceiling drywall has to be cut out. One good storm is enough to move a small leak into the living space. A free documented inspection today costs less than a repair after the ceiling gives way.

How do I know the repair actually fixed the leak instead of hiding it?

You test it and you get pictures. A proper repair finds the entry point and shows you the cause before it is closed up. Then it gets checked in the next hard rain. If a roofer only smears sealant over a shingle and leaves, you have a patch on a symptom rather than a repair.

Ask for photos of the problem and the fix, taken from the same spot. Ask what caused it, in plain words. Then watch the ceiling stain during the next storm. A stain that stops growing and stays dry is a decent sign, though the stain itself will not disappear. Keep the photos for your records.

Will you fix my ceiling and paint after the leak is repaired?

Proof Construction handles the roof and the exterior work. Interior drywall and paint are usually done by a drywall or painting contractor, and on an insurance claim that interior work can be part of the scope. We document the inside damage and photograph it so nothing gets missed when the claim is written.

Do not paint over a stain until the roof is fixed and the area is dry. Painting early traps moisture and the stain comes back through the new paint. Keep the damaged section until the adjuster has seen it if you are filing a claim. In the Tulsa metro we can point you to the trades that handle the interior side.

Do branches hanging over my roof hurt the shingles?

Yes, in a few ways. Limbs rub the granules off, drop debris that traps moisture, and shade the roof so algae and moss get a foothold. Overhanging branches also give squirrels and raccoons a path onto the roof. Trimming back the limbs is one of the cheapest roof maintenance jobs there is.

You do not need to cut a whole tree down. Just clear the limbs that overhang the roof and the gutters. Falling branches during an Oklahoma ice storm are the bigger worry, and a limb that touches the shingles will wear a hole in them over enough seasons. Keep leaves out of the valleys as well.

Can I just caulk around the leak and be done with it?

Caulk is a temporary fix and it often makes the leak harder to find. Sealant over a wet joint traps water, and it can fail within a season in Oklahoma sun. It works as a stopgap before a real repair, not as the repair itself. Ask what the actual entry point is before anyone opens a tube.

A lot of what looks like a caulk problem is really a flashing problem. The metal was never installed right, or it lifted, or it was sealed instead of lapped. Caulk over the top hides it for a while. On a repair visit we open the detail up and fix the metal underneath rather than smearing over it.

What is included in a roof repair on a shingle roof?

The visit starts with finding the cause. Then the repair covers what has to come off, the new underlayment and shingles, any flashing or boot that failed, and the cleanup. Pricing is set before the work starts. Most repairs here land between 350 and 1,800 dollars.

A repair is not the same thing as a patch. A patch closes a hole, while a repair fixes the reason the hole happened. Ask the roofer to write down what is being replaced and what is being reused. Proof Construction documents each repair with photos so you have a record for insurance or for a future sale.

How often should sealant and caulk on a roof be checked in Oklahoma?

Once a year is a sensible routine, and again after any storm that brings hail or high wind. Sun and heat break sealant down faster here than in cooler parts of the country. A short check catches a dried out joint before it turns into a leak over a ceiling.

The places to look are the chimney, the wall flashing, the pipe boots, and around a skylight. Those are the joints worked hardest by heat and movement. If a bead is cracked or pulling away, it needs attention. Most of the exterior checks we do across the Tulsa metro take very little time.

What maintenance does a standing seam metal roof need?

Very little, which is one of the reasons people buy it. Keep the roof free of leaves and tree debris, and keep the gutters clear so water does not back up under the panels. Check the fasteners and the seals at the penetrations every few years, and look for anything dented or lifted by wind.

Do not walk a standing seam roof in street shoes, because the seams can be damaged. Keep branches off it and watch the valleys after a storm. Standing seam metal lasts about 40 to 50 years here, so a small amount of attention goes a long way. A metal roof on a Tulsa house still needs the gutters checked.
